Home Repair: Choosing the Right Locks for your Home

If you’re looking to choose the right locks for your home, you need to take the time to research your options.  Locks provide the first line of safety for your family and for all the stuff you have inside.

The first step is to find a professional locksmith, as they can help you in evaluating your lock’s security.  These guys have seen firsthand what works and what doesn’t, so consider spending a few dollars to make sure that you get this right.  Their expertise is worth it’s weight in gold when you’re talking about the safety of your family.

Most locks have grades on them according to the ANSI (American National Standards Institute).  They grade these on a scale from one to three, with one being the highest grade available.  A big thing to look for is a lock that includes a strike plate with extra long screws of three inches.  Without the strike plate, there are easy ways around your locks.

Secondly, look into doorjamb replacement.  Sometimes you can find a kit available, and they can be installed into your existing doorjamb to reinforce the points that are of most importance.  Whether to reinforce your old one or look into replacing your doorjamb in whole is a job for a professional locksmith.

Deadbolts are the most effective locks, because they bolt the door into the frame.  The bold must be manually moved by a key or knob, and is generally one of the best ways to secure your door.  The main weakness here is that an intruder could pry the door away from the doorjamb in order to separate the lock from the frame.

How do you know when to replace your lock?  Kwikset offers some really good tips on their website around this.  The main areas of focus are the following:

Wear and tear: If the locks are rusted or just look worn, they show a gigantic flaw in your home’s security.  If the lock has visible tarnish, rush, or other visible signs of wear, or even if it’s becoming difficult to open, they should be replaced, as opposed to repaired.

Break-ins: If your home has been broken into, replace your locks immediately.  The force involved in this severely compromises the integrity of your lock, and you’ll want to replace the entire home with a matching set.

Lost or Stolen Keys: If you lose your keys, you can choose to either rekey or replace your locks.  If you hire a professional locksmith, he or she will be able to completely change the internal components of the lock, making the old keys useless.  However, you’ll want to re-evaluate your lock’s security at this time and decide if it’s worth it to just get a new set of locks in your home.

New Roommate: If you’ve gotten a new roommate, you should replace or rekey your locks.  The old roommate could still have a copy of the key laying around, and you’ll want to make sure that the temptation isn’t there.

Wooden Floor Restoration

Hardwood floors can be one of the most appealing parts of a house. Sadly, they’re also one of the most abused. Shifting nails, water damage, or unattractive stains can make hardwood floors highly unattractive–not to mention unpleasant to walk on! Luckily, homeowners can easily restore their hardwood floors to their original beauty with just a few simple steps.

Do the Floors Need a Complete Re-do?

There are a few ways to tell if the hardwood needs a complete restoration job. If a drop of water slowly soaks in, then the floors can probably get by with a thorough clean and polish. If water immediately soaks in, it means the wood fibers are exposed and could do with a total refinish. If there are warped boards, deep stains, or damaged boards, then repairs will need to be made before the wood can be refinished and restored.

Know the thickness of the wood! If the wood is less than 3/4″ thick, then it’s best to have a professional so there isn’t any accidental exposure of the subflooring.

Prep Work

Preparing the floor is an integral part of the restoration process; if the wood is dirty or not sanded properly, the wood won’t take properly to any of the labor-intensive work that’s being put in. Start with ensuring the floor is free of debris by giving it a quick vacuum and mopping it if necessary.

Cover light fixtures, electrical outlets, light switches, and duct work before beginning any sanding.

Sanding

Good, proper sanding levels the floor and restores the grain of the wood. Start the sanding process with a drum sander to remove a lot of material quickly. Practice with an area of floor that won’t be in visible eyesight if the drum sander is an unfamiliar piece of equipment. Keep the sander moving constantly to prevent permanent damage to the floor and work it slowly. Start the sanding in the middle of the room and go with the grain, overlapping passes by an inch or so. When the floor is finished, switch to a smaller grit sandpaper, vacuum the floor, and redo the process, ultimately finishing with a 120 grit paper.

Staining

The final finish is applying the stain. Condition the wood with a method called “water popping”, which is just running a wet mop over the wood to raise the grain. After 30 minutes, test a small area with the stain to ensure it’s going to color to the desired effect (stain takes differently to each kind of wood). Go with the grain and frequently wring the rag out to ensure even coverage and no pooling of the stain. After 5 or 10 minutes, vigorously wipe the wood to remove excess stain. Remember that the longer the stain sits on the wood, the darker the end result will be. Follow the manufacturer’s instructions for proper drying time before applying the sealant.

If wood floors are restored properly and cared for, they should never need to be replaced. Taking a few days out of the weekend means that the home has a floor that will last for centuries, only getting more beautiful as the years go by.
